Frequently Asked Questions

When should I schedule my home inspection?

Most buyers schedule the inspection shortly after their offer is accepted and once they are within the inspection period established by their contract. Scheduling early gives you more time to review the findings, ask questions and arrange additional evaluations if needed. 

Should I attend the home inspection?

We encourage buyers to attend when possible. Being there gives you an opportunity to see important systems and components firsthand, learn more about the home and ask questions directly as the inspection progresses. 

How long does a home inspection take?

Dunsing staffs inspections to be completed in under three hours in most cases. For larger, older or more complex homes, we may assign multiple inspectors to the property so the inspection can remain thorough while still being completed in a timely manner. 

What does a Dunsing home inspection include?

Our residential inspections evaluate the home’s visible and accessible systems and components, including the roof and exterior, structure, electrical, plumbing, heating and cooling systems, attic, insulation, ventilation, interior components and other accessible areas of the property. 

What additional inspections should I consider when buying a home?

The appropriate services depend on the property and your concerns. Buyers may consider radon testing, sewer scope inspections, chimney inspections, mold testing, thermal imaging, EIFS/Dryvit evaluations or drone inspections when appropriate. What happens if the inspection finds significant problems?

Our role is to document and explain the conditions we observe, not to tell you whether you should buy the property. Significant findings may warrant additional evaluation, repair estimates or discussion with the appropriate professionals before you make your own decision about how to proceed. 

How do I understand my inspection report?

Your report includes photographs, observations and recommendations designed to provide context around the conditions found during the inspection. Not every item has the same significance, so focus on major concerns, safety issues and items requiring further evaluation while separating those from routine maintenance. Can I ask questions after I receive the report?
