ASTM E2018-24 provides a recognized framework for conducting a baseline Property Condition Assessment. A PCA performed in general accordance with ASTM E2018-24 includes the physical assessment along with additional document review, interviews, government-record research and opinions of costs for identified physical deficiencies.

This broader scope can be valuable when required by a lender or investor, when multiple stakeholders will rely on the report, or when a larger or more complex transaction calls for additional due diligence. For many commercial buyers, however, an ASTM E2018-24 PCA is not automatically necessary simply because the property is commercial.
