A Property Condition Assessment follows a more formal framework and may be appropriate for larger, more complex, institutional or lender-driven transactions. Dunsing can help determine which scope makes sense for the property and transaction. 

How is the scope of a commercial inspection determined?

The scope depends on factors such as property type, size, age, complexity, transaction requirements and any known concerns. A warehouse, restaurant, multifamily building and office property may require different areas of emphasis.

Can specialized inspections be added to commercial due diligence?

Yes. Depending on the property and concerns, additional services may include EIFS/Dryvit inspections, drone inspections, thermal imaging, mold evaluations, sewer scopes and other specialized assessments. 

Does Dunsing provide repair-cost estimates?

Dunsing focuses on identifying and documenting property conditions rather than providing informal repair-cost guesses. When meaningful cost information is needed, input from qualified contractors or specialists who can evaluate the actual condition and scope of work may provide a more reliable basis for planning and Dunsing can work with these specialists as needed. 

How long does a commercial property inspection take?

Timing varies significantly based on the size, complexity and agreed scope of the property. Larger or more complex assets may require multiple inspectors, specialists or additional site time. Dunsing establishes the expected inspection and reporting timeline when the scope is developed.
