How We Collect, Use, and Protect Your Information

At Dunsing Inspections, we take the privacy of our customers, partners, and website visitors seriously. This policy explains the information we collect, how we use and share it, and the choices available to you.

Inspector Training Inc., doing business as Dunsing Inspections ("Dunsing," "we," "us," or "our"), respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect information when you visit dunsing.com, request or receive inspection or related services, communicate with us, or otherwise interact with Dunsing.

This policy applies to our customers, prospective customers, real estate professionals, property owners, business contacts, website visitors, and others who interact with us.

Depending on how you interact with Dunsing, we may collect the following types of information.

Property and Transaction Information

  • Real estate transaction information
  • Buyer, seller, agent, attorney, lender, property manager, or other transaction-related information

Inspection and Service Information

When we perform an inspection or related service, we may create or collect information including:

  • Inspection reports and findings
  • Photographs and videos
  • Observations and notes
  • Measurements and test results
  • Information regarding systems, components, defects, conditions, maintenance, or characteristics of a property
  • Property-address-level inspection data
  • Supporting documentation and communications
  • Information generated through ancillary or related services

Payment and Transaction Information

We collect information concerning payments, invoices, refunds, and transactions. Payment card information may be collected and processed directly by third-party payment processors. Dunsing does not generally retain complete payment card numbers when payment information is handled by those providers.

Communications

We may retain emails, text messages, form submissions, customer service communications, scheduling communications, feedback, reviews, and other correspondence with us.

Website and Device Information

When you visit our website or interact with our digital communications, we and our service providers may automatically collect information such as:

  • IP address
  • Browser and device information
  • Pages viewed and links clicked
  • Referring websites
  • Date and time of visits
  • Approximate location derived from an IP address
  • Advertising and campaign information
  • Cookie and similar technology identifiers

In some transactions, another person, such as your real estate agent, may provide information to Dunsing for the purpose of obtaining a quote, scheduling an inspection, or coordinating services.

3. How We Use Information

  • Provide, schedule, administer, and complete inspections and related services
  • Prepare and deliver inspection reports and other service results
  • Communicate regarding appointments, access, payments, reports, questions, and customer service
  • Process transactions and maintain business records

  • Conduct quality assurance and internal review
  • Train inspectors and employees
  • Conduct research, analysis, benchmarking, and statistical analysis

4. Inspection Reports, Property Information, and Inspection Data

Inspection information may be subject to additional professional and legal requirements.

Where required by applicable law, Dunsing will not disclose identifiable client information, inspection results, or an inspection report to a third party without the client's written consent or another lawful basis permitting the disclosure.

A client may authorize additional uses of inspection information through the inspection agreement or another written authorization.

Where authorized, Dunsing may use information collected or created through an inspection, including property addresses, property characteristics, photographs, findings, measurements, test results, report information, and related data, at an individual property or address level or in aggregated or de-identified form.

Depending upon the authorization provided and applicable law, these uses may include:

  • Training and education
  • Quality assurance
  • Research and statistical analysis
  • Benchmarking
  • Marketing and advertising
  • Development of products, services, databases, or analytical tools
  • Property and industry analysis
  • Commercial use, licensing, or sharing with affiliated companies, service providers, or business partners

Dunsing may also create aggregated or de-identified information from information in its possession. Where permitted by law and applicable client authorizations, we may use, disclose, license, or commercialize aggregated or de-identified information for research, analytics, benchmarking, product development, business planning, and other lawful purposes.

Nothing in this Privacy Policy is intended to override restrictions imposed by applicable home inspector licensing laws or the terms of a client's written authorization.

5. Email, Telephone, and Text Communications

Service Communications

We may contact you by telephone, email, text message, or other reasonable means regarding quotes, scheduling, appointment reminders, property access, inspection services, payments, reports, customer service, follow-up, or other transactional and administrative matters.

Marketing Emails

We may send marketing emails to customers, former customers, prospective customers, real estate professionals, business contacts, and others where permitted by law.

Marketing communications may include newsletters, promotions, new services, educational content, special offers, events, and information regarding Dunsing or other businesses or services. You may unsubscribe from marketing emails using the unsubscribe link contained in the email.

Marketing Text Messages

Dunsing may offer promotional text-message programs. Where consent is required by law, we will obtain the appropriate consent before sending marketing text messages. Consent to receive marketing text messages is not a condition of purchasing Dunsing's inspection services.

Recipients may withdraw consent or opt out using the instructions contained in the applicable message, including replying STOP where supported.

Marketing Telephone Calls

Where permitted by law, Dunsing employees or representatives may contact customers, former customers, prospective customers, real estate professionals, and other business contacts by telephone regarding products, services, promotions, or other marketing matters.

We may use telephone, CRM, or calling technology to assist our employees in making and managing calls. We maintain and honor applicable requests not to receive future marketing calls.

Opting out of marketing communications does not prevent Dunsing from communicating with you regarding an inspection, transaction, customer service matter, legal obligation, or other non-marketing purpose.

6. Cookies, Analytics, and Advertising

Dunsing and our service providers may use cookies, pixels, tags, analytics tools, advertising technologies, and similar technologies to understand how visitors interact with our website and marketing.

These technologies may be used to:

  • Operate and improve the website
  • Measure traffic and website performance
  • Understand visitor behavior
  • Measure advertising conversions
  • Determine how visitors found us
  • Create advertising audiences
  • Deliver or measure advertising

Where applicable law requires us to recognize a legally valid opt-out preference signal or similar privacy mechanism, we will process that signal as required by law.

7. How We Disclose Information

Service Providers

We use companies that assist us with scheduling, inspection management, report preparation and delivery, CRM services, communications, payments, accounting, website hosting, analytics, advertising, document storage, security, and other business operations.

Platforms we use may include ISN, ScribeWare, HubSpot, QuickBooks, Verizon, Google products, payment processors, and similar providers. The specific providers we use may change over time.

People Involved in Your Transaction

At your direction, with your authorization, or where otherwise permitted by law, we may provide information to real estate agents, attorneys, lenders, sellers, property managers, contractors, or other persons involved in your transaction or services.

Affiliates and Related Businesses

We may work with companies owned by, affiliated with, or under common ownership or management with Dunsing. Information may be disclosed to these companies where reasonably necessary for legitimate business purposes and where permitted by applicable law and client authorization.

Business and Service Partners

We may establish relationships with companies that provide products or services that may be useful to our customers.

These relationships may include advertising, sponsorship, referral, service, concierge, or other commercial arrangements that provide a financial or other benefit to Dunsing. We will obtain client consent before sharing client information or inspection results when consent is required by applicable law.

Analytics and Advertising Providers

We may disclose online identifiers, website activity, advertising information, and similar data to analytics and advertising providers in connection with measuring and delivering advertising.

Business Transactions

Information may be disclosed or transferred in connection with a merger, acquisition, financing, restructuring, sale of assets, or sale or transfer of all or part of our business.

Legal and Safety Purposes

We may disclose information when reasonably necessary to comply with law, regulation, subpoena, court order, professional licensing requirements, insurance requirements, governmental requests, or legal proceedings, or to protect the rights, property, or safety of Dunsing, our customers, employees, or others.

8. Sale, Sharing, and Commercial Use of Information

Dunsing does not currently sell personal information to third parties solely in exchange for monetary payment.

We may, however, disclose information to service providers, analytics providers, advertising platforms, affiliates, and business partners as described in this policy. Depending upon the jurisdiction and applicable law, certain advertising or data-sharing activities may be legally defined as a "sale," "sharing," or "targeted advertising" even when Dunsing does not receive money in exchange for the information.

Dunsing may also use, license, disclose, or commercialize aggregated or de-identified information where permitted by law and applicable client authorizations.

Our business practices may evolve. If Dunsing begins engaging in materially different uses, sales, or sharing of personal information in the future, we will update our disclosures and provide any notice, consent mechanism, or opt-out opportunity required by applicable law before engaging in those practices.

9. Data Retention

We retain information for as long as reasonably necessary for the purposes described in this policy and to satisfy legal, regulatory, professional, insurance, accounting, and business requirements.

Inspection records may be retained for extended periods as required by applicable law and professional licensing requirements.

We may retain information for longer periods when necessary to:

  • Maintain business and transaction records
  • Establish or defend legal claims
  • Maintain insurance documentation
  • Comply with tax or accounting requirements
  • Maintain records of customer permissions and marketing preferences
  • Prevent fraud or abuse
  • Comply with applicable law

Information contained in backups or archival systems may remain for additional periods before being deleted or overwritten.

We use reasonable administrative, technical, and organizational safeguards designed to protect information in our possession.

No website, electronic transmission, database, or information system can be guaranteed to be completely secure. Accordingly, we cannot guarantee that information will never be accessed, disclosed, altered, or destroyed without authorization.

11. Your Privacy and Marketing Choices

Depending upon where you live and the law applicable to Dunsing, you may have rights concerning your personal information, which may include the right to:

  • Request information about personal information we maintain about you
  • Request access to certain personal information
  • Request correction of inaccurate information
  • Request deletion of information, subject to legal and business retention requirements
  • Request a portable copy of certain information
  • Opt out of certain sales, sharing, targeted advertising, or profiling activities where applicable

These rights are not absolute and may differ by jurisdiction. We may need to verify your identity before completing a request.

We will not unlawfully discriminate against you for exercising a privacy right.

Marketing preferences may also be managed through the unsubscribe or opt-out mechanisms contained in the applicable communication.

Our website, reports, emails, or other communications may contain links to websites or services operated by third parties.

Dunsing does not control the privacy or security practices of those third parties. We encourage you to review their privacy policies before providing information directly to them.

13. Children's Privacy

Dunsing's services are not directed to children under 13, and we do not knowingly collect personal information directly from children under 13 through our website for marketing purposes.

If we learn that we have collected personal information from a child in circumstances prohibited by law, we will take reasonable steps to delete or otherwise appropriately handle the information.

14. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes to our services, technologies, business practices, legal requirements, or data practices.

When we update the policy, we will revise the "Last Updated" date above. If required by law, we will provide additional notice or obtain consent before applying materially different data practices to information previously collected.
