That mix matters when buying. A townhouse may have its own roof and mechanical equipment, while a high-rise unit may rely on central heating or cooling. The address and building arrangement matter more than a neighborhood label.

Historic townhouses

For a house or townhome, review accessible roof junctions, masonry details and evidence of past repairs within the agreed scope. A restored entrance does not establish the condition of the whole property.

Unit equipment or central systems?

We inspect accessible equipment serving the condo unit. Building-wide heating and air conditioning are excluded, so request maintenance and performance information from management.

Windows and balconies

Confirm maintenance responsibility for windows, balcony doors and exterior features. Visible conditions affecting the unit inform the inspection, while a whole-building facade evaluation is a separate scope.

Building repair history

Request available exterior-wall, roof and major mechanical reports, completed repairs and planned projects. A unit inspection cannot establish the condition of inaccessible common elements.

House, Townhome or Condo in the Gold Coast?

The approach inside a condo is the same, but shared building components change what is included. Confirm the property type and arrange access before your appointment.

Inside a condo unit

We use the same inspection approach inside a condo unit as a home inspection, reviewing accessible components and individual equipment serving the unit. Building-wide heating and air conditioning are excluded.

Exterior walls and condo roofs

Building exterior walls and condo roofs are generally excluded. We still take visible conditions affecting the unit into account. Roof access may be needed to inspect accessible air-conditioning equipment serving your unit.

Townhome roofs

We inspect the roof above the townhome unit if accessible, including that portion of a shared roof. This is not an inspection of the entire shared roof above neighboring units.

Access and buyer records

Arrange keys and equipment access before inspection. Separately, request association repair reports and maintenance information. A physical inspection does not evaluate association finances or certify legal occupancy.

Is a Gold Coast condo inspection the same as a home inspection?

Inside the unit, yes: we apply the same inspection approach to accessible components. Accessible equipment serving the unit is included. Building-wide heating and air conditioning, building exterior walls and condo roofs are generally outside the unit inspection scope.

Will you inspect the whole high-rise facade?

No. Exterior walls are generally excluded from a condo inspection. We still take visible conditions affecting the unit into account, but this is not a whole-building facade or engineering assessment.

Can you inspect air-conditioning equipment on the roof?

If equipment serves the unit and safe access is available, roof access may be needed to inspect it. That equipment visit does not turn the inspection into an assessment of the condo building's roof.

How does a Gold Coast townhome roof inspection differ?

For a townhome, we inspect the roof above the unit if accessible, including its portion of a shared roof. Arrange access in advance and clarify which components serve the townhome.
