Western Suburban properties span generations of construction, renovations and building systems, from established neighborhoods and mid-century homes to larger custom residences and newer development. These are some of the conditions our inspectors commonly encounter throughout the region.

Basement Moisture, Grading & Sump Systems
Basements are common throughout the Western Suburbs. Visible grading, gutters, downspouts, sump equipment, drainage systems, foundation conditions and evidence of previous moisture are important parts of understanding how water may be affecting a property.
Finished Basements & Restricted Visibility
Finished lower levels are common in established Western Suburban homes and can conceal portions of foundations, framing, plumbing and drainage systems. Inspectors evaluate accessible areas and visible clues that may indicate moisture, repairs or other conditions.
Additions, Teardowns & Infill Construction
Established Western Suburban neighborhoods often combine original homes, major additions, extensive renovations and newer replacement construction. These changes can create important transitions involving foundations, framing, roofing, utilities, grading and drainage.
Aging Sewer Laterals & Mature Trees
Established neighborhoods with mature trees may also have older buried sewer laterals. Root intrusion, deterioration, displacement or blockages cannot be evaluated during a standard visual inspection, making a sewer scope valuable additional due diligence.
Older Electrical & Plumbing Components
Homes built and renovated across different decades may contain multiple generations of wiring, electrical panels, plumbing materials, fixtures, water-heating equipment and other components that should be evaluated together.
Complex Rooflines & Multiple Roof Sections
Larger custom homes and extensively remodeled properties may include multiple roof sections, different roofing ages, dormers, valleys, low-slope areas and complicated flashing transitions that require careful visual evaluation.
Brick, Stone, Stucco & Mixed Exteriors
Western Suburban properties can combine brick, stone veneer, traditional siding, stucco, EIFS and other exterior materials. Visible deterioration, flashing details, moisture-related conditions and transitions between materials can vary significantly.
Larger Homes & Multiple Building Systems
Larger homes in communities such as Oak Brook, Hinsdale and Naperville may contain multiple HVAC systems, electrical panels, fireplaces, plumbing zones, finished lower levels and other systems that add scale and complexity to an inspection.
Attic Insulation & Ventilation
Attic spaces can reveal conditions involving insulation, ventilation, bathroom exhausts, moisture, roof framing and modifications associated with additions or remodeling, particularly in homes that have changed substantially over time.
Commercial Roofing & Mechanical Systems
Office, retail, mixed-use, warehouse and other commercial properties may include low-slope roofing, rooftop HVAC equipment, larger electrical services and building systems modified repeatedly as properties and uses have changed.

Established Neighborhoods and New Construction Often Exist Side by Side

 

Older Homes, Major Renovations and Teardown Replacements Can Create Multiple Generations of Construction on the Same Block

Western Suburban communities combine long-established residential neighborhoods with substantial reinvestment and new construction. In some areas, an older home may sit only a few doors away from a major renovation, addition or newly constructed replacement home.

Naperville specifically distinguishes between new subdivision construction and teardown or redevelopment projects on previously developed lots. Its redevelopment guidance addresses demolition, site design, utilities, grading and other considerations involved when an existing home is replaced.

For an inspector, this mix of construction eras can be important. Older properties may retain original foundations, framing, masonry, electrical components or plumbing while also containing replacement roofing, newer HVAC equipment, remodeled interiors, finished basements and additions completed many years later.

Newer construction on established lots can introduce a different set of conditions involving grading, drainage, foundations, utility connections and the relationship between the new property and older surrounding infrastructure. Communities such as Downers Grove also address infill and redevelopment through their planning and community development resources .

During an inspection, we pay particular attention to visible transitions between original construction and later work, along with areas where extensive renovations may conceal or limit access to older structural and mechanical components.

Drainage & Stormwater

Western Suburban Properties Sit Across Several Major Watersheds

 

DuPage County contains several major watershed systems, including the West Branch DuPage River, East Branch DuPage River and Salt Creek. That geography helps explain why drainage and stormwater conditions can vary considerably across the Western Suburbs.

West Branch DuPage River

The West Branch runs through western DuPage County and influences areas around communities such as Naperville, Warrenville and Wheaton.

DuPage County operates flood-control facilities, stream gauges, rain gauges and monitoring equipment throughout the watershed, reflecting the importance of regional water management in this part of the county.

Central DuPage County

East Branch DuPage River

The East Branch flows through central and eastern portions of DuPage County, including areas around Lisle, Downers Grove, Glen Ellyn and Wheaton.

Properties within the watershed can encounter very different lot elevations, drainage patterns and proximity to tributaries, even when neighborhoods are only a few miles apart.

Salt Creek

Salt Creek and its tributaries affect communities including Elmhurst, Lombard, Oak Brook, Westmont, Clarendon Hills and Hinsdale.

This highly developed watershed has extensive regional stormwater infrastructure, making surrounding grading, drainage and site conditions an important part of understanding individual properties.

What This Means During an Inspection

Regional watershed conditions do not determine what is happening at an individual home, but they provide useful context. During an inspection, we evaluate visible grading, downspout discharge, sump equipment, foundation conditions, retaining features and evidence of previous moisture to better understand how water may be moving around the property. Buyers can also review DuPage County Stormwater Management resources for additional information about the watershed surrounding a property.

Larger Western Suburban Homes Can Require a Broader Inspection Approach

 

Size, Custom Construction and Multiple Building Systems Can Add Complexity Beyond the Typical Single-Family Home

The Western Suburbs include a broad range of properties, from established mid-century homes to larger custom residences, luxury properties and estate-scale homes in communities such as Oak Brook, Hinsdale and Naperville.

Oak Brook is a particularly distinctive example. The village evolved from a largely rural landscape into a planned suburban community beginning in the mid-20th century, and portions of its residential zoning continue to preserve very low-density development. Oak Brook’s history and development resources provide additional context for the community’s evolution.

Larger Western Suburban properties may include multiple HVAC systems, several electrical panels, extensive plumbing distribution, complex rooflines, multiple fireplaces and chimneys, finished lower levels, pools, detached structures and substantial additions or renovations.

The challenge is often not simply square footage. It is the combination of scale, custom construction, different building eras and multiple systems that can make these properties more involved to evaluate. Dunsing may use inspection teams on larger properties to help evaluate more of the home efficiently while giving clients a clear understanding of the significant findings.
