Southwest Suburban properties span generations of construction, renovations and building systems, from established neighborhoods and historic communities to larger custom residences and newer development. These are some of the conditions our inspectors commonly encounter throughout the region.

Larger Homes & Multiple HVAC Systems
Larger Southwest Suburban residences may contain multiple furnaces, air-conditioning systems, electrical panels, fireplaces, and numerous plumbing fixtures that increase inspection complexity.
Finished Basements
Finished lower levels can restrict access to foundation walls, structural framing, plumbing, drainage components, and evidence of previous moisture.
Additions & Major Renovations
Foundation transitions, complex roof connections, structural alterations, electrical additions, plumbing changes, and expanded HVAC systems deserve particular attention where homes have evolved over time.
Complex Rooflines
Larger homes and custom construction frequently include multiple roof sections, valleys, dormers, additions, and low-slope areas where flashing and drainage conditions become especially important.
Masonry, Stucco & Mixed Exteriors
Brick veneer, stone, traditional stucco, EIFS, siding, and combinations of exterior materials are common throughout the region and can have very different aging and moisture characteristics.
Historic Foundations & Masonry
Older properties in Lemont, Lockport, Plainfield, and other established communities may contain masonry, limestone, older concrete, or foundations that have been repaired or modified repeatedly.
Private Wells & Septic Systems
Some properties farther southwest may rely on private water or wastewater systems rather than municipal infrastructure, requiring additional consideration and appropriate specialist evaluation.
Basement Moisture & Site Drainage
Grading, gutters, downspouts, sump systems, foundation drainage, and visible evidence of past moisture remain important considerations, particularly on larger or highly landscaped lots.
Aging Sewer Laterals
Older municipal sewer connections may experience root intrusion, deterioration, displacement, or blockages that cannot be evaluated during a standard visual inspection.
Commercial Roofing & Mechanical Systems
Commercial buildings frequently contain low-slope roofing, rooftop HVAC equipment, larger electrical services, and systems modified as building uses change over time.

Larger Homes and Decades of Improvements Add Inspection Complexity

 

Additions, Finished Basements and Multiple Building Systems Are Common Throughout the Region

Many Southwest Suburban communities contain larger homes constructed from the 1970s through today. Over time, these properties may have received finished basements, additions, remodeled kitchens and bathrooms, replacement windows, upgraded electrical systems, new roofing, multiple HVAC systems, and other major improvements.

Each improvement can introduce new transitions between original and newer construction. During an inspection, we pay particular attention to roof intersections, foundation changes, structural alterations, plumbing and electrical modifications, insulation, drainage, and heating and cooling systems where different generations of construction meet.

Larger properties may also have multiple furnaces and air-conditioning systems, several electrical panels, fireplaces, numerous bathrooms, complex rooflines, and other features that increase inspection scope.

Local History

Historic Communities Add Another Layer of Construction

 

From Lemont Limestone to Plainfield and Lockport’s Historic Districts

The Southwest Suburbs are not exclusively newer suburban development.

Lemont
Lemont was settled in 1836 and grew around construction of the Illinois & Michigan Canal and the local limestone quarry industry. Its historic downtown contains buildings constructed from locally quarried limestone, and the district is listed on the National Register of Historic Places.
Lockport
Lockport also developed around the Illinois & Michigan Canal and retains a significant historic district with native stone buildings and structures dating to the canal era.
Plainfield
Plainfield, considered the oldest community in Will County, combines historic architecture with major suburban growth. Its East Side Historic District contains residences constructed across approximately a century.

For inspectors, these communities can present very different conditions from newer subdivisions, including older foundations, masonry, electrical components, plumbing systems, additions, and generations of repairs or renovations.

Larger Lots and Less Urban Development Can Mean Different Property Systems

As development moves farther from Chicago, some properties may rely on systems that are less common in the inner suburbs.

Homer Glen specifically directs residents with private well and septic systems to Will County resources, reflecting the mix of municipal and private infrastructure found within the community.

Private well and septic systems require considerations that differ from conventional municipal water and sewer service. Property location, lot size, visible drainage, system access, and the need for appropriate specialty evaluation can all become more important.

Site Conditions

Stormwater and Drainage Still Matter

 

Southwest Suburban properties can also experience drainage and stormwater concerns depending on the site and neighborhood.

Orland Park maintains dedicated stormwater and flooding programs and directs property owners to current FEMA flood mapping because designated flood boundaries have changed in portions of the Village. Homer Glen has also undertaken multiple subdivision-level stormwater projects intended to address documented flooding concerns.

During a home inspection, visible grading, gutters, downspouts, sump equipment, foundation conditions, and evidence of previous moisture can provide important context about how water moves around a property.
