South Suburban properties span generations of construction, renovations and building systems, from postwar neighborhoods and mid-century homes to historic residences, newer development and commercial properties. These are some of the conditions our inspectors commonly encounter throughout the region.

Postwar Ranches & Split-Level Homes
Many neighborhoods contain homes constructed during the postwar building boom. Original electrical, plumbing, insulation, roofing, and mechanical components may coexist with decades of later upgrades.
Basement Moisture & Drainage
Exterior grading, gutters, downspouts, sump equipment, foundation drainage, and visible evidence of previous water intrusion deserve careful attention in homes with basements.
Aging Sewer Laterals & Tree Roots
Mature neighborhoods frequently combine established trees with older private sewer piping. Root intrusion, cracking, deterioration, and blockages may require a sewer scope to identify.
Finished Lower Levels
Finished walls and ceilings can restrict access to foundations, framing, plumbing, drainage systems, and evidence of previous water conditions.
Older Electrical & Plumbing Components
Established properties may contain original wiring, electrical panels, piping, fixtures, and mechanical equipment alongside later upgrades and renovations.
Roofing, Additions & Multiple Roof Sections
Larger homes and extensively remodeled properties may have multiple roof sections, different roofing ages, low-slope areas, additions, and complex flashing transitions that require careful inspection.
Mid-Century Construction
Ranches and other mid-century homes may include low-slope roofing, large window systems, distinctive structural designs, and building materials that differ from more conventional construction.
Additions & Major Renovations
Foundation transitions, roof intersections, structural modifications, electrical additions, plumbing changes, and expanded HVAC systems deserve particular attention where homes have evolved over time.
Masonry & Exterior Systems
Brick, masonry, siding, stucco, and mixed exterior systems are common throughout the region and can show very different patterns of deterioration, previous repairs, and moisture-related conditions.
Commercial Roofing & Mechanical Systems
Commercial buildings frequently contain low-slope roofs, rooftop HVAC equipment, larger electrical services, and systems that may have been modified as the building’s use changed.

Why Basement Drainage and Sewer Conditions Matter in the South Suburbs

 

Aging Sewer Laterals, Stormwater and Finished Basements Can Add Another Layer to a Property Inspection

Water and sewer management have been significant infrastructure issues throughout portions of the South Suburbs.

Oak Lawn has documented residential flooding and sanitary sewer backups associated with stormwater entering sanitary systems, deteriorated piping, root intrusion, improper connections, and other conditions. The Village continues to invest in stormwater improvements designed to reduce property flooding.

Homewood provides similarly detailed guidance for homeowners, identifying tree roots, breaks in older sanitary service piping, saturated ground, and blockages as potential causes of private sewer problems. The Village also provides specific guidance regarding sump systems and overhead sewers.

During an inspection, we evaluate accessible basement areas, grading and drainage, sump equipment, visible foundation conditions, and evidence of previous or active moisture. For older homes, a sewer scope can provide additional information about buried private sewer piping that cannot be evaluated during a standard visual inspection.

South Suburban Stormwater Infrastructure on a Massive Scale

 

The South Suburbs are served by some of Chicagoland’s largest stormwater infrastructure. The Thornton Composite Reservoir and Calumet Tunnel System serve the South Side of Chicago and 14 South Suburban communities. The reservoir alone can hold 7.9 billion gallons and is designed to reduce combined sewer overflows and flooding.

 
Property-Level Conditions Still Matter 
Large-scale stormwater infrastructure helps manage water across the region, but conditions can still vary significantly from one property to another.

Grading, drainage, foundation conditions, sump systems, sewer connections and evidence of previous moisture can provide important context about how an individual property manages water.

The postwar growth of Chicago’s South Suburbs produced thousands of ranches, split-levels, Cape Cods, and other suburban homes that remain common throughout the region today.

These homes can present their own inspection considerations. Original electrical components, plumbing, insulation, masonry, roofing, and mechanical systems may exist alongside renovations and system replacements completed many years later.

There are also communities where the architecture becomes considerably more complex. Flossmoor’s neighborhoods include historic residences, mid-century modern homes, and contemporary properties, and the Village continues to research architectural styles, construction dates, architects, and the history of individual buildings.
