Northwest Suburban properties span generations of construction, renovations and building systems, from established postwar neighborhoods and mid-century homes to larger custom residences and newer development. These are some of the conditions our inspectors commonly encounter throughout the region.

Basement Moisture, Grading & Sump Systems
Basements are common throughout the Northwest Suburbs, making exterior grading, gutters, downspouts, sump equipment, drainage systems and visible evidence of previous water intrusion important parts of an inspection.
Finished Basements & Restricted Visibility
Many homes have finished lower levels that conceal foundation walls, structural framing, plumbing and drainage components. Inspectors evaluate the accessible areas and visible clues that may indicate previous moisture, repairs or other conditions.
Additions & Major Renovations
Established homes are frequently expanded or remodeled over time. Additions can create transitions involving foundations, framing, roofing, electrical systems, plumbing, HVAC equipment and drainage that deserve careful evaluation.
Aging Sewer Laterals & Tree Roots
Older private sewer laterals may experience root intrusion, deterioration, displacement or blockages that cannot be evaluated during a standard visual home inspection. A sewer scope can provide valuable additional information about the accessible interior of the line.
Older Electrical & Plumbing Components
Homes built or renovated during different periods may contain a mixture of older and newer wiring, electrical panels, plumbing materials, fixtures and equipment that should be evaluated together.
Roofing, Additions & Multiple Roof Sections
Larger homes and extensively remodeled properties may have multiple roof sections, different roofing ages, low-slope areas, additions and complex flashing transitions that require careful inspection.
Brick, Siding, Stucco & EIFS Exteriors
The Northwest Suburbs contain a wide range of exterior systems, including brick veneer, traditional siding, stucco and EIFS. Visible deterioration, installation details, moisture-related conditions and previous repairs can vary significantly by material.
Attic Insulation & Ventilation
Attic conditions can reveal issues involving insulation levels, ventilation, bathroom exhausts, moisture, roof structure and modifications made during previous renovations or additions.
Commercial Roofing & Rooftop Mechanical Systems
Office, retail, warehouse and industrial properties frequently use low-slope roofing systems and rooftop HVAC equipment. These components can represent significant portions of a commercial building’s maintenance and capital needs.

Creeks, Rivers and Regional Stormwater Systems Shape Property Conditions

 

Drainage Conditions Can Change Considerably Across Arlington Heights, Des Plaines, Palatine and Neighboring Communities

Much of the Northwest Suburbs sits within several major watershed systems rather than one uniform drainage area. MWRD identifies the Upper Salt Creek watershed as a system that includes the Arlington Heights, West Branch and Salt Creek subwatersheds.

Nearby communities also fall within the Lower Des Plaines River watershed , which includes tributaries and drainage corridors extending through the Northwest Suburbs. Regional reservoirs, channels and other stormwater infrastructure also help manage water throughout this part of Chicagoland.

For an inspection, that regional context matters because drainage conditions can vary significantly from one neighborhood or lot to the next. We evaluate visible grading, downspout discharge, sump equipment, foundation conditions, evidence of previous moisture, retaining conditions and other accessible features that can help explain how water is moving around a property.

Homes near creeks, low-lying areas or major drainage corridors may have very different site conditions from properties only a few miles away. Buyers can also review MWRD’s watershed and stormwater resources for additional information about the larger drainage system surrounding a property.

Postwar Development

Much of the Northwest Suburbs Was Built During a Remarkable Period of Expansion

 

Large-Scale Residential Development Created Neighborhoods That Are Now Reaching a New Stage of Building Life

The postwar expansion of communities such as Mount Prospect, Arlington Heights and Schaumburg transformed much of the Northwest Suburbs from farmland and smaller settlements into established residential neighborhoods.

That growth created large numbers of ranches, split-levels, Cape Cods and other mid-century homes that are now several decades old. Many have been remodeled repeatedly, while portions of the original structure and building systems remain.

During an inspection, we may encounter original foundations, framing, electrical components, plumbing and insulation alongside replacement roofing, newer HVAC equipment, remodeled kitchens and baths, finished basements and additions completed much later.

Those different generations of construction can matter. We evaluate visible conditions where newer work meets original construction and where renovations may conceal or limit access to older components. The Village of Mount Prospect’s history and Village of Schaumburg’s development history provide useful context for how dramatically this part of the region expanded during the postwar era.

Some Barrington-Area Properties Require a Different Inspection Approach

 

Private Wells, Septic Systems and Larger Sites Can Change the Property Due-Diligence Picture

The Northwest Suburbs include everything from established neighborhoods with municipal utilities to larger-lot properties where the site and building systems can be very different.

That distinction becomes especially noticeable around the Barrington area. While the Village of Barrington provides municipal utilities, nearby Barrington Hills does not provide municipal water or sewer service. The Village of Barrington Hills notes that most homes there rely on private wells and septic systems, and some properties also use water-softening, iron-treatment or reverse-osmosis equipment.

Properties with private systems can require a different approach to due diligence. Visible and accessible well equipment, pressure tanks, water-treatment systems, site drainage, detached structures and other property features may all provide important information, while specialized well or septic evaluation may be appropriate depending on the property and transaction.

Larger lots can add another layer as well. Longer utility runs, extensive grading, accessory buildings and greater distances between structures and site systems can make understanding the property’s overall configuration especially important before closing.
